As a boutique real estate business under the Ray White banner, Malan + Co wanted to break away from the traditional “corporate office” feel. Their vision? A space that felt more like a high-end design studio than a real estate agency. It had to be modern, warm, and thoughtful, welcoming clients into a setting that inspired trust, connection and calm.

The commercial office fitout needed to serve multiple functions: first impressions via a standout reception area, discreet spaces for client meetings, and an open-plan layout for the internal team—all delivered with a strong design identity.

Early-stage rendering work by Txture played a key role in visualising the spatial potential, helping bring the design concept to life before construction began. From the delicate pendant lights to the sweeping arches and sculpted reception counter, the focus remains on creating an environment that feels personal and professional—a space that both clients and staff enjoy being in.

Inviting Reception Area

The reception area makes an immediate statement, anchored by a custom-designed curved counter that exudes both elegance and presence. Clad in vertical fluting and softly lit from below, the counter appears to float, inviting visitors in with a sense of calm professionalism. Overhead, large paper-like pendant lights offer a subtle sculptural quality. Their soft, cloud-like form provides a beautiful contrast to the clean lines of the joinery below and acts as a focal point in the entryway. These pendants don’t just illuminate the commercial office fitout—they elevate it, creating a gallery-like ambience that sets the tone for the rest of the office.

Leading into the workspace, the curved archway creates a moment of architectural interest, guiding movement from the public front-of-house into the more private zones beyond. The arch introduces a softness and a sense of flow, cleverly dividing space without using harsh lines or walls. The addition of minimal up-down wall lights along the hallway enhances this transition, casting light and shadow across the curved surface and adding depth to an otherwise neutral palette. The curve draws you into the space, inviting movement while creating a gentle divide between public and private areas.

Throughout the space, the colour scheme remains consistent: soft beiges, off-whites and warm neutrals that form the perfect backdrop for the standout shapes and materials. This subtle palette not only supports the brand’s aesthetic but also promotes a sense of calm, encouraging visitors and staff alike to feel grounded and focused. Large-format porcelain floor tiles in a natural stone tone extend across the commercial office fitout, creating a seamless, durable foundation that ties the space together and accentuates the open feel.

Private offices and meeting rooms are enclosed using black-framed steel and glass partitions, which bring a subtle edge to the soft interior language.
